The standard series of nine-story buildings II-29 was actively developed in many areas of Moscow and the Moscow region, and the project itself was considered for a long time one of the best solutions in multi-story construction. Most often, the series was erected as single-section buildings, but multi-entry versions of II-29 were also built.

Since 2010, many houses in the series began major renovations with the replacement of window units and utilities with new ones, using modern materials and technologies. Housing in houses of this series remains in demand and liquid on the secondary real estate market to this day.





Design features of the series and facade finishing

The external walls of series II-29 are made of brick and have a thickness of 51 cm, which provides good thermal insulation characteristics of the housing - the apartments are comfortable in summer and warm in winter. Internal load-bearing brick walls have the same thickness; interior partitions are made of gypsum concrete panels 8 and 16 cm thick. Interfloor ceilings are hollow-core reinforced concrete panels 22 cm thick. The facades of the buildings do not have cladding, but look presentable thanks to the brickwork.

The roof is flat and ventilated; however, there is no attic floor in houses II-29, so utilities are located in the technical basement.

The design of the staircase flights consists of two-flight prefabricated steps and platforms made of reinforced concrete, but there is no fireproof balcony in the sections. The loading valve of the garbage chute is located on the interfloor platform.

The disadvantages of the II-29 series are usually the small areas of apartments, tiny kitchens (5-6 m2), as well as the lack of a freight or passenger elevator, which makes it difficult to lift heavy and large items.

Features of apartment layouts

For its time, the planning solutions in the apartments of project II-29 were considered progressive. Among other advantages of housing, it can be noted that the apartments have storage rooms, balconies, built-in wardrobes, and separate bathrooms. In some three-room apartments, all rooms are isolated, and there were as many as five options for standard layouts of two-bedroom apartments in such houses (corner or one-sided).

Unlike panel high-rise buildings of the same period of mass construction, brick houses II-29 offer more variations in redevelopment. The significant thickness of the inter-apartment walls (51 cm) provides good sound insulation and comfortable living conditions.

II-29 is a popular series of nine-story brick houses. For its time, the series was considered productive; all apartments had balconies, separate bathrooms, dark rooms and built-in wardrobes. The series was designed in the mid-1960s. Years of construction: from 1965 to 1971. In Moscow, series II-29 houses were built in the following microdistricts: Presnensky, Golovinsky, Novogireevo, Khovrino, Northern and Southern Tushino, Dmitrovsky, Golyanovo, Shchukino, Kotlovka, Academichesky and Gagarinsky. In the Moscow region, houses of this series were built in the cities of Khimki, Odintsovo, Dolgoprudny, Reutov and Balashikha.

The II-29 series of houses is not included in the list of demolition; the likelihood of demolition is low even in the long term. Since the beginning of the 2010s. A massive refurbishment (overhaul) is being carried out, with the replacement of communications, window openings and the external cladding of the building.

Materials for insulating balconies II-29

How to adapt balcony II-29 for residential purposes? This requires high-quality thermal insulation and installation of metal-plastic glazing. But before starting work, it is necessary to assess the condition of the balcony slab. According to SNiP “Loads and Impacts”, the balcony slab can withstand the following loads: in an area 80 cm wide along the parapet - 400 kg per square meter, the remaining area - 200 kg per square meter.

But these figures apply to a new house with a newly installed balcony slab. Over the years of operation of an open balcony, due to corrosion processes, the cross-section of the reinforcement is reduced by up to 70%, and regular temperature changes and freezing of concrete lead to a decrease in strength by exactly 2 times. An experienced specialist should assess the condition of the balcony slab.

A number of materials are used to insulate II-29 balconies. The most popular is penoplex. Most often, penoplex with a thickness of 30mm is used, but there are modifications with a thickness of 40 and 50mm (the greater the thickness, the better the thermal insulation). This is a high-quality material with excellent hydro and thermal insulation properties. Its price is a little more expensive than polystyrene foam, but the slight overpayment is quite justified.

II 29 is a popular series of nine-story brick houses. For its time, the series was considered productive; all apartments had balconies, separate bathrooms, dark rooms and built-in wardrobes. The series was designed in the mid-1960s. Years of construction: from 1965 to 1971. In Moscow, series II-29 houses were built in the following microdistricts: Presnensky, Golovinsky, Novogireevo, Khovrino, Northern and Southern Tushino, Dmitrovsky, Golyanovo, Shchukino, Kotlovka, Academichesky and Gagarinsky. In the Moscow region, houses of this series were built in the cities of Khimki, Odintsovo, Dolgoprudny, Reutov and Balashikha.

The II-29 series of houses is not included in the list of demolition; the likelihood of demolition is low even in the long term. Since the beginning of the 2010s, a massive refurbishment (overhaul) has been carried out, with the replacement of communications, window openings and the external cladding of the building.

Some of the rooms in two- and three-room apartments in series II 29 houses have adjacent rooms. All apartments have balconies. Each entrance has one passenger elevator. Bathrooms in all apartments are separate. The stairs are ordinary, there is no fireproof balcony. Kitchen stove - gas or electric, natural exhaust ventilation, units in the kitchen and bathroom. Garbage chute on the stairs, with a loading valve on the landing.

Thanks to thick brick walls (51 cm), houses of the II-29 series are much superior to their panel counterparts, mainly due to the heat and sound insulation of residential premises.
